• How major commercial Real Estate projects affect our local property values

Capital’s Home Prices in 5th Highest Rise - According to an article in The Bee – Zillow is saying that out of the 30 major metropolitan areas they track, Sacramento experienced the fifth highest housing price gains in the Nation for February. They rose 15 percent more last month than when compared with February 2012. And….believe it or not - three of the 30 cities with the highest gains were in Northern CA. NOW – going from local speak to National Speak – Home prices rose Nationwide for the 16th straight month in February – with a National average gain of 6 percent over 2012.

·         The City and Private investor’s (so-called whales) have reached a $448 deal for an Arena at Downtown Plaza

·         The City wants to give the Arena developers land it says is worth $38 million

·         Roughly half of the $38 Million in land value comes from a 100-acre parcel north of Sleep Train Arena, Arco Arena, Power Balance Arena – or whatever else you want to call it.

·         Another $4 million of the donated land value is tied to a 60 Acre parcel near Haggin Oaks – along Business 80

·         The remaining $14 Million worth of land is located in Four Separate places around downtown.

·         The deal also relies  on the city generating $212.5 million in upfront cash by selling bonds against expected future parking revenue at city garages.
